    Let me make a 2nd comment, not related to farming necessarily. How I ended up with the net worth to bite off so much, so quick, is 100% due to knowing some of the most amazing realtor’s. I built, and rehabbed houses. I knew the best pro’s. I redid a lot of Pasadena bungalo’s when I was active duty military in California. They also financially backed me. They made a lot of money on me, but it was money they found, that I never could have on my own, or with a less capable realtor.

    I think the key to understanding land prices is that in our case, the money has already been spent via a rent and legacy charge per acre that we expense out every year. I’m not even sure how much I’d pay if it touches mine, or I drive by it every year. We have a basket of LLC’s that we buy through, because I don’t want someone to know if it is extra valuable to me in particular. Another issue, is I’ve paid high at auction for the 1st parcel, but I never go ahead and exercise my right to buy it all for the same bid if they are selling it off in chunks. I’ll blow my brains out on the 1st piece so everyone knows I’m determined to get it all, and the bidding gets cold when the other pieces are being bid on. We also bought some ground strategically situated around other clusters of ground we have for the sake of increasing the value of our ground as we were borrowing money on it while rates were dirt cheap. We were able to get a rate lock for 7 years in the mid 2’s up to 50% of the appraised value. It’s been earning twice the interest we are paying in short term treasuries, and we just keep them churning month to month. That cash has come in handy, because I did some deals with guys who either couldn’t or wouldn’t borrow to get a crop in the ground this year , so they sold off just a little ground to avoid paying 9% interest to farm. Things just aren’t simple. It’s not 2+2=4 and 4-1=3. If your a corn and soybean operator, your always doing to be farming for the 2-3 good years you’ll get out of every 10, and collecting insurance checks so that you can push through the 7-8 bad years. However, you can be a half ass cattleman who gets his steers off an under performing dairy via transferring world class beef embryo’s, and a half ass row cropper that makes money because their is no chemical programs to pay for, or fuel burnt tilling, and the cover crops go on through the back of the combine head, and what can’t gets broadcast off the back side of the combine. Heck, when we combine corn, the harvesting and seeding of wheat is done on the same pass. It’s a 2 for one. We take advantage of that by seeding in to the wheat, pulse crops and other crops we can put in to ground that is frozen at night, and we let the heat during the day close the row for us. Throw in some gaggles of other livestock, poultry and fowl, it’s a bunch of enterprises that perform at a fraction of what a specialist producer would put out, but with all the overlap, you produce more nutritional calories, revenue and dare I say profit, over all. My way is not the only way. Maybe your thing is a few hog barns or chicken houses. So not my way, but I respect it. Your way might be any number of side gigs, I was an airline pilot, military reservist, and farmer, concurrent careers, town jobs, it’s all a thing. But it’s got to be something. A welding shop, machine shop on the farm, it’s not a totally new concept. When I was a kid, most of our school bus drivers were farmers. A hand full of farms sell chemicals, are seed dealers. I could babble on about it forever. Let me say make these 3 points. The most important farm is 1/16-1/64 of an acre, or maybe even just a windowsill in an apartment. People getting back to the land however they can. 2ndly, all farms are at the very least “sustainable” through improvements in tillage practices. Fiduciary elements have eliminated most of the “more on’s” as far as synthetic chemistry is concerned. The few that remain will be at the end of the rope in less than a decade. Lastly, the farm bill is mostly for food stamps, but whatever the farmer gets, is designed to keep those farmers from enjoying a real viable market based on the data. The real reason it exists is to keep us hanging on by the seat of our pants, just barely, so that the global corporations don’t have to pay fair market value for ingredients. Frito Lay pays more for every aspect of their business, electric bill, labor, advertising and packaging / transport, than they pay for their agricultural inputs. It’s not money spent to BENEFIT farmers.
